Green or living roofs are an exciting innovation that many are interested in introducing to their homes or office premises.
Planning permission for green roofs
Often such roofs will not require an application for planning permission because they fall within permitted development rights (see e.g. householder permitted development rights in the General Permitted Development Order 2015). There are specific permitted development rights relating to the roofs of dwelling houses.
Considerations for planning a green roof
However, it is not always the case that permitted development rights will apply, and some of the conditions can be very complex and difficult to interpret. We would strongly recommend seeking expert advice before going ahead with your development.
There will also likely be green roof building regulations issues to deal with, as well as structural, environmental and amenity factors.
