During the first two years of the NHBC scheme, the builder is responsible for putting right any damage caused by their failure to build in accordance with NHBC standards.  After that period, and within the first 10 years only, the policy tends to only cover major defects. In all cases, you will have a contract with the builder or developer, in which they are responsible for building to the terms set out in the contract.
